FULL SERVICE PLAN:  For the seller that wants an agent to represent/protect their interest and wants all aspects of the sales process handled by their agent.  I’ll perform every step to ensure you get the maximum price for your house.  I’ll make suggestions on how to price your home, show it to unrepresented buyers, do feature marketing, negotiate contract, prepare exhibits,… everything necessary to get your home sale closed.

  • I will provide you with a detailed market analysis to support my pricing recommendation.I’ll make sure you understand the advantages and disadvantages of various pricing strategies while you make the final pricing decision.
  • I will list your house on the FMLS and GAMLS platforms.
  • I will syndicate your listing to Realtor.com, Zillow.com, Trulia.com, and other websites.
  • I will lend you a Supra Smart Lock to facilitate access to your home by licensed buyer’s agents.
  • I will keep records of all showings via my Supra Smart lock – which collects date/time and contact information for all parties entering your home (agents, inspectors, appraisers,…).
  • I will also lend you an estate sign to let all potential buyers (and agents) know your home is listed and you are willing to pay the buyer-agent’s commission should they happen to see your home while driving around with their clients.
  • I will provide recommendations for prepping and staging your home.
  • To showcase your home, I’ll create a portfolio of 25 (MLS compliant) quality pictures and upload the maximum allowed number of pictures to the various on-line platforms.
  • I will create a one-page printable color flyer highlighting your home’s key selling points and lend you a flyer-box for your yard.
  • I will help you complete the required Georgia Seller’s Disclosure forms.
  • I will provide periodic review of homes sold and new active competition in your area to ensure you remain competitive.
  • I will regularly provide you with feedback after potential buyers have visited your home.
  • I will hold an open house.
  • I will send targeted post card home-for-sale announcements.
  • I will present all offers to you - clarifying terms and contingency amendments, making you aware of inherent risks, discuss counter offer terms and strategies – and then negotiate on your behalf.It’s very common for home sellers to have an emotional bond to their home and that bond can sometimes scuttle a potential sale.
  • After we get an accepted offer, I’ll work with you and the buyer’s agent to remove all contingencies (inspection, finance,…) to advance the contract to pending status and then to closing.
  • I will ensure that all necessary documents required to close are included to establish escrow.
  • I will assist you in responding to buyer’s home inspection issues.
  • I will assist you with referrals to construction and repair experts as necessary.
  • Covers multiple offers.It is not uncommon for a contract to fail to close.As your agent I may be required to work with multiple buyers before ultimately closing the sale of your home.
